Recently I was asked "How do we do this now, Lynn?" by a past client who is now retired and ready to sell. The question is often asked given all of the uncertainty throughout the world right now. This is how I advised him:
-I said this is a perfect time to get your ducks in a row to sell and move while you and your wife are hunkered down trying to stay healthy.
-We will send you listing documents to read and review online, so no pens to handle or close contact needed.
-If you are comfortable, one of us will come out to your house and meet 6 feet or more apart. We will not touch anything. Or, if you prefer, we will review your home virtually via FaceTime or Zoom. We will just see what you have done to the home since you bought and advise on the current recommended asking price.
-Once we agree on all the terms of your listing, then you can sign electronically.
-If you wish, you may choose to sign either a new Covid-19 terms document ( see attached) where you can list but not have it open to showings for now or do an MLS exempt letter ( see attached) where we can simply show privately to those with whom we network to find a buyer, thereby screening potential showings for those truly interested buyers and best control the terms of the showing.
-We ask those that do see the home to please not touch anything or wear gloves, and remove shoes outside or wear booties in the house.
We have other clients in various stages of listing homes and with unique needs. One client that needed to do a great deal of updating and maintenance prior to photos or showings. Our team has been advising them for the past month or two on what to do to best prepare the home to be ready for the market by May 1st.
