Sometimes even the most beautiful homes don’t sell as quickly as expected. That can be frustrating for both the seller and the agent. To help solve this, I’m introducing a new service where I can step in as a consultant on any existing listing that’s struggling to sell—anywhere in the U.S. or even abroad—at no additional cost (the agent pays a fee at closing). My role is simply to collaborate, provide expertise, and uncover what adjustments can make the difference.
Recently, I received a call from a client in Fort Wayne with a high-end home that had been sitting on the market for 143 days—over four and a half months—without success. She let her agent know about the consulting service I could offer, but instead of collaborating, the agent decided to step away. That’s when I stepped in, pairing the client with one of my top agent partners whom I’ve trained and mentored over the years.
Within just a few days, the home was re-listed under a refreshed strategy. The results were striking: the property went pending in only 13 days. This is exactly why I believe in the power of collaboration—sometimes a different outlook and strategy can make all the difference in achieving results.
Of course, this only works when clients are open to listening. If “stubborn seller syndrome” is at play—where expectations are unrealistic and advice is ignored—no amount of strategy can move the needle. But when sellers are willing to trust the process, the results can be transformational.
